Online rent can be paid using the link located at the top bar of our website. If you are registering as a new user, fill out all the required fields including UNIT #. Follow the instructions to set up your first payment. For your convenience, you can set up automated monthly payments so you never miss a rent payment again.
If you are paying rent by check, your memo line must contain your account number. This number is provided to you on your signed lease. If you are unsure of your account number, you can always call our office or use the online maintenance request form to request your account number. Paper checks can be sent through the mail or dropped off in the drop box located at our office.
If you are paying rent with cash, you must use one of the envelopes provided to you by S&M. If you are out of envelopes, you can call our office or fill out a maintenance request online and more will be sent to you. On this envelope, please put your full name, address, account number, and enclosed rent amount. Cash is not safe to send through the mail so cash must be dropped off in the drop box at our office.
S&M now offers text alerts to our tenants to provide a quick means of communication for emergent situations. This includes unexpected water shut offs or electrical outages. Alerts are never used for any marketing purposes. Tenants will need to opt in to receive text alerts. To be added to our alert list please contact our office.

When is my maintenance request considered an emergency?
We define emergencies as problems that require immediate attention to protect you and your family from harm, or to avoid damage to the home, your unit, or adjacent unit. An appliance failure is not considered an emergency.
How can I receive a rent credit?
Currently the only way to receive a rent credit is through our referral program. Tenants who successfully refer a friend to S&M will receive a $200 rent credit after that friend signs his or her lease. In order to redeem this credit, ask your friend to bring in the Refer a Friend form located at the bottom of this page.
